Gem City Catfé recently purchased an 1885 historic home in Dayton’s St. Anne’s Hill district to convert it to a cat café, equipped with an espresso bar, cat lounge and event area. Historic properties present many design challenges, especially in regard to HVAC. Traditional HVAC systems require sheet metal ductwork to allow conditioned air to travel from the heating and cooling source to the conditioned space.

Traditional HVAC is exactly what Gem City Catfé’s engineer designed. Mechanical estimates came in well above budget, including an estimate from Butler Heating & Air Conditioning. But, Butler explained that a traditional system was not the right solution for the application and suggested an alternate ductless design by Mitsubishi Electric Cooling & Heating. The Mitsubishi ductless solution solved the budget dilemma coming in at almost half the price of a traditional system. The ductless system also allowed Gem City Catfé to keep the integrity of the historic property they fell in love with and allow for more usable square footage that would have been sacrificed for ductwork.

Butler designed a Hyperheat solution which provides heating at ambient temperatures outside as low as -13°F.

Another benefit of this ductless system is that each space in Gem City Catfé includes a dedicated air handler. This is important because three of the conditioned spaces are dedicated to living, playing and resting areas for cats. It’s important that these cat areas don’t mix airstreams with the espresso bar, event and gallery spaces to ensure the highest air quality and comfort for their clients. A single traditional HVAC system would not have been able to meet this requirement. Also, because each space has a dedicated heating and cooling unit, they can all be controlled, or zoned, to different temperatures.
